Buying condos in BANGKOK. 10 points for the best advice. Thank you?

My foriegn friends are just renting two condos near ON NUT BTS. They want to buy the condo now.





The renting price is 40,000 Baht per month for 4 bedrooms and 15,000 for 2 bedrooms.





the owner want to sale the 4 bedrooms one for 8 Million Baht and 2.8 Millions for 2 bedrooms. The price are negotiable.





What would be the negotiate price? How much do you think I can bargain them? What type of questions should I ask the owners/sellers?

Sight unseen, it's would be hard for someone to give you great advise. What is the sq meter for each place, does the condo charge you for water and or electric or is it meter by the city. Also how old the building is. Also, remember to ask what the annual membership fees are associated with the Condo and what do you get for these fees. I would also get a lawyer. The first thing your friends should do is to check the comparables, the price other sellers of similar condos in the On Nut area are asking and what other similar condos have sold for in the last few months. They should also have the condo appraised either by a real estate company, or a bank if they plan to finance the purchase. The property should also be inspected by a qualified property inspection service to determine any repair costs that should be part of any negotiation process. They also need to consider transfer fees, stamp duty, witholding tax and any other fees and taxes. Also try to determine how motivated the seller is, does he or she need to sell the property to pay other bills, have a failing business, recent divorce, etc.. After you gather all the information, your friends need to determine what they are willing to pay. Start with a low offer, but not so low as to insult the seller and expect multiple counter offers and offers. The real estate market is cold right now, which should be in your friend's favor. Before any deposits are made, a title search should be conducted to make sure the property is free and clear and indeed in the name of the seller. A good real estate agent or a good attorney who specializes in real estate and property is money well spent and can help with all the above processes.

i knew a guy want to sale his townhouse less than 8 minuts walk from bangchak BTS, and it was only 3million.


8million for a condo! well.. if it is in a rich good neighborhood, may be. i don't know.

Compare other condos in the area pricewise.





Knock the price down as well .I dont know the age of the building or the state of the building,so it`s hard to say if it`s a good price.How many sq metres are they ?





2 bedroom -2.8m seems not too much of a bad price(Depending on building upkeep and condition)





A studio where i am (35m2) actually sells for more than that,but On Nut is a long way up Sukhumvit RD and not such a popular area,but perhaps slowly,its becoming more popular.





Have a go at 2.3 ,see how desperate he is to sell ,aim for a price of around 2.5 (final)The market the way it is right now ,you can lever some discount.If your friends are over keen to buy though ,expect to get no discount-have to play it a bit cool.





The 4 bedroom you can maybe try to bargain a bit harder-4 beds are harder to sell due to higher price and a lower amountof people actually looking for a 4 bed condo .


Studios,1 beds etc are easy to sell.
